Kyle Richards Sued Kim Richards to Remove Her From Encino Condo

Real Housewives of Beverly Hills” star Kyle Richards sued her sister Kim Richards in January 2025 in an effort to remove her from a two-bedroom, three-bath, 1,633-square-foot condominium in Encino, according to court documents obtained by TMZ.

Kyle claimed Kim had been living in the condo for years but told her to pack up in late 2024. In the suit, Kyle sought possession of the property and requested damages of $140 per day beginning in November 2024 for every day Kim remained past her welcome. 


The Background

The lawsuit is the legal follow-through to a situation that played out publicly in fall 2024. According to TMZ, in September 2024, law enforcement was called to a home Kyle owned in the LA area after a neighbor contacted police hoping to have Kim removed. Kyle told officers she did not want Kim in the house, citing concerns about her sobriety. Officers explained the situation was a civil matter and that Kyle would need to file an eviction action. 

Kyle told law enforcement at the time that Kim was “in serious trouble with her sobriety” and that the family was “worried about her survival.” That same month, Kim had been placed on a 5150 psychiatric hold after behaving incoherently at an LA hotel and refusing to leave when asked.

Kim and Kyle’s fraught relationship over Kim’s sobriety has been one of RHOBH’s longest-running storylines, dating back to the Season 1 finale in 2010 when Kyle famously confronted Kim about her drinking in the back of a limousine.


Where Things Stand

Rather than respond to the lawsuit, Kim ignored it entirely, which led to a judge issuing a default judgment against her in March 2025, requiring her to vacate. Court documents from June 2025 show the Los Angeles County Sheriff’s Office attempted to serve Kim with the judgment, but she had already left the property by that point, meaning Kyle regained possession without further legal action.

Neither sister has publicly commented on the court documents. The last time Kyle addressed Kim publicly was at the Season 14 reunion, where she and Kathy Hilton said Kim was living in Florida and doing better.
