Tom Sandoval Admits He and Schwartz Are ‘Not Quite as Close’ — and TomTom Is Now For Sale

The “Vanderpump Rules” era is closing out one chapter at a time, and this week, two more landed.

On a recent episode of “House of Villains” Season 3 on Peacock, Tom Sandoval gave a surprisingly candid update on his friendship with Tom Schwartz. It was also in the same episode that Schwartz made a cameo appearance to catch up with his longtime friends. The admission was brief, honest, and landed harder than Sandoval probably ever intended.

“Look, Schwartz and I, we’re not quite as close as we once were. The restaurant, Schwartz & Sandy’s, was a lot of pressure, a lot of money, and you know, it’s just closed down. And it’s been tough,” Sandoval said. “But you know, I’ll always love Schwartz, and we’ll always be friends.”

It’s the kind of statement that reads like the end of something.


The Downfall of Schwartz & Sandy’s

Schwartz & Sandy’s, the Franklin Village lounge the two Toms owned together in 2022, closed in December 2024. On “Watch What Happens Live” in March, Sandoval said the bar had a hard time getting off the ground and if it hadn’t closed when it did, it probably would have eventually anyway. “It’s a tricky area to be in,” he said of the location. “I feel like we were never fully accepted or embraced by the neighborhood, but I’m f—king proud of the place.”

For Schwartz, the closure was equally rough. Schwartz has said he had been “hemorrhaging money” at the bar for months before pulling the plug. The business had been one of the last tangible ties keeping the two Toms in each other’s orbit daily after “Vanderpump Rules” wrapped.


Now TomTom is for Sale Too

And then came the bigger news. Lisa Vanderpump listed TomTom and Pump for sale in March 2026, according to a listing from Urbanlime Real Estate. The offering includes substantially all operating assets tied to TomTom and its sister brand PUMP Restaurant — intellectual property, social media accounts, furniture, fixtures, equipment, goodwill, and proprietary operational systems. It is being marketed as a turnkey opportunity with over a decade of reality TV exposure baked in, reaching over 14.6 million viewers across recent seasons with a combined social media following of more than 700,000.

Vanderpump and her husband Ken Todd are the primary owners, while Tom Sandoval and Tom Schwartz each hold minority stakes of approximately five percent, according to WEHO Times. A sale would effectively remove one of the last remaining business connections between the two Toms and the VPR universe they built their names on.

The sale comes as Vanderpump and Todd have been expanding elsewhere. Per Fox 11, they have been opening new lounges on the Las Vegas Strip and Wolf by Vanderpump, a rooftop restaurant in Scottsdale, Arizona. TomTom remains open while the listing is active. Financial details require a signed NDA to access.


What This All Means

The timeline tells its own story. Scandoval in 2024. Schwartz & Sandy’s closing in 2024. The VPR cast getting replaced with an entirely new group. Schwartz moving to “The Valley.” Sandoval on “House of Villains” admitting the friendship has cooled. And now TomTom, the physical monument to both Toms’ place in the Bravo universe, going up for sale.

Schwartz, for his part, has said Sandoval reached out when he joined “The Valley” to say “Dude, I’m so happy for you.” He described the longtime friend as “sweet and genuine,” according to Yahoo!. The affection is clearly still there. The business, the proximity, and the era they shared? That appears to be a different story.
