Tom Sandoval and Ariana Madix’s Home Sells Off-Market After Legal Battle

The Valley Village home Tom Sandoval and Ariana Madix purchased together in 2019 has officially gone into escrow after selling off-market, bypassing the traditional public listing process entirely. Real estate agent Ashley Fultz of DMF Realty posted about the property on social media, noting that an interested buyer stepped in and made a full-price offer before the house was even officially listed. “All contingencies were removed and we’ll be closing this bittersweet chapter in a few weeks,” Fultz wrote. 

Tom and Ariana bought the house for around $2 million. According to TMZ, Tom has claimed he offered Ariana $3.1 million cash to buy out her share — an offer she declined. The off-market sale means neither of them got to dictate those terms. A third party walked in and made it simple.


The Long Road Here

This sale has been years in the making. After Scandoval broke in March 2023, Tom remained in the house while Ariana moved out, and then the two spent the better part of two years fighting over what to do with it in court.

In January 2024, TMZ reported Ariana filed a lawsuit seeking a partition by sale, asking a judge to force the sale of the property and split the proceeds. Tom fought back, arguing Ariana had failed to state sufficient facts to support her case and that he should be allowed to keep the house. 

The legal battle dragged on until January 2026. Ariana filed a notice of settlement on January 13, with conditional dismissal requiring the satisfactory completion of specified terms within 30 days. The terms were never made public.

In February 2026, Ariana was photographed returning to the Valley Village home one final time with movers to collect the last of her belongings — her boyfriend Daniel Wai at her side — before heading to her new home in the Hollywood Hills.

In March, Tom confirmed on “Watch What Happens Live” that the house was going on the market. “The house is going on the market. Ariana got her clothes out,” he told Andy Cohen, adding of Scandoval’s anniversary: “I didn’t even think about it. I’ve moved on so much from that.” 


What It Means

The house was always the last thread. Everything else — the show, the friendship group, the public conversation — moved on years ago. The property was the one remaining legal and physical tie between two people who have spent three years building entirely separate lives.

Ariana is now the host of “Love Island USA”, has appeared on Broadway and in “Will Trent” and “St. Denis Medical,” and launched “Something About Her” with Katie Maloney. Tom is a minority stakeholder in the remains of TomTom, competed on “House of Villains”, which is airing now, along with several other reality TV shows.

The house that Scandoval happened in is now someone else’s problem. Escrow closes in a few weeks.
